“Yvonne was an outstanding agent. I have bought and sold several properties, and I have never before had an agent who came close to the outstanding service, expertise and commitment provided by Yvonne. I was living out of state when I listed with Yvonne. She oversaw the partial remodel of my home to prepare for market. She found and managed the contractors (who were excellent) and even picked out materials and paint colors. She staged my home, using her own staging property. “Yvonne went far above and beyond the average realtor in helping me sell my mother’s waterfront home in Hawaii Kai. And all of this occurred during a very trying time in my life, dealing with loss and other family issues, so her extra assistance was very helpful to me. During the transaction, Yvonne also made it easy by using email and electronic signatures which was a big help to me, as I did not have a working printer or scanner. She sat down with me before we put the home on the market and patiently showed me how to use it, as I am not that comfortable with new computer software. She also copied and mailed me other documents.

Since this was the first sale in the complex in many years and the home was part of a self-managed association, Yvonne experienced difficulties in getting all of the documents from the association for the buyer. She had to personally go through many grungy boxes of old paperwork held by the former association officers, to pick out necessary documents, copy, scan and provided to the buyers. Yvonne also had the expertise to identify and error on the prior conveyance deed and work with the attorneys to ensure that this was corrected in time to not delay closing.

The main thing that was great about working with Yvonne was that I could alway have peace of mind in knowing that everything was being handled and it was one less thing on my plate to worry about. The excellent record keeping and transaction detail she proved was also essential in my role as a trustee for the property. She is completely trustworthy and has my respect for what she did for me and my family.

This included a neighbor perfectly timing loud yard maintenance with open houses, barking dogs during open houses and visits, which made our queit cul-de-sac seem like a war zone. Oh the timing! These problems were extremely frustrating to my wife and I, in addition to a host of other things that always come up when you least expect them. A toilet leak, a broken fire alarm that initiated a visit by the fire department, all compounded by a remote buyer who we genuinely wanted to have a great experience buying our home. She navigated these issues well, with excellent advice. This included straightforward and honest communication on every element of the house, including a several page disclosure list to ensure our buyer knew every element of the home and neighborhood. Yvonne wanted to ensure the buyer was not surprised and had an exceptional experience as well, and her integrity here was refreshing.

Through the offer process, Yvonne’s guidance around not only the dollar value, but the buyer profile, proved priceless. We received an offer close to asking and were pretty excited, yet Yvonne remained calm. She mentioned to us something was off and to not get our hopes up on this one. As we started negotiating, they actually revised there offer to 50k LESS then their first offer. She was right again! Very strange, so we moved on. She finally found the right buyer for the home. She knew exactly how hard to push through the negotiation, and on which items, to facilitate the best deal for everyone. Her previous career as an attorney makes her an excellent negotiator. “Yvonne definitely had her work cut out for her in helping us buying the house in Kaneohe. She advised us to buy a house first, stop paying for Public Storage, then put our current house for sale vacant with staging for easier sale.
