Oahu Real Estate Broker Featured on HGTV House Hunters Kailua Real Estate Episode

Kailua REALTOR and Principal Broker of Oahu Real Estate Brokerage, Home Shoppe Hawaii, Yvonne Ahearn, and her clients, Alex and Eliza Olaru, are being featured on the September 1, 2014 episode of HGTV House Hunters, shown at both 7pm and 10pm HST.

The House Hunters clients looked at real estate in Kailua, Oahu (a beach community 14 miles from Honolulu) including a Lanikai beach home and a Kailua home on the Kawainui Canal, as well as a fabulous view home in Kaneohe’s Lulani Ocean area. The Olaru’s budget was about $1.75 million. The episode was produced by the Laura Patterson of Pie Town Productions. The Kailua home they toured was in the Koolaupoku neighborhood of Kailua and was at 833 Kainui (Duck) Road, on the Kawainui Canal. It was a large, two-story, new construction home, with a gourmet kitchen full of high-end applicances, and had beautiful spacious rooms and bathrooms. Because the Olarus also live with Eliza’s parents, as well as their two sons, the attached apartment in this home was especially attractive, as was the huge interior square footage. It featured an outdoor kitchen and screened lanai, with beautiful Kailua hillside and canal views. This home was listed for $1.75 million. This home had many of the modern features that Alex was looking for and was nearest to Kailua Beach where Alex prefers to spend time body boarding, and where their sons paddle outrigger canoes.

The Lanikai, Kailua home featured was, of course, in the Lanikai neighborhood of Kailua and was located in the interior of the Lanikai loop. Since it was on Haokea street, this home was immediately adjacent to one of the best beach accesses in Lanikai, making a quick morning stroll on the beach a breeze. This home was competitively underpriced at $1.5 milion and featured an older, but high-end kitchen, a huge 14,000+ square foot lot, and separate cottage. The downside to this single-level plantation style home is that 3 of the four bathrooms in the main house were in need of a remodel. This home was built originally in the 1930’s so had some of the beach house charm, like french doors, that Eliza was looking for. It also was closest to Eliza’s favorite swimming beach, Lanikai.

The last home shown on the House Hunters episode was something that Home Shoppe Hawaii’s broker thought might appeal to both buyers, Eliza and Alex. Located about 10 miles away, in the community of Kaneohe’s Lulani Ocean area, this home had stunning views of Kaneohe Bay from two levels. The home had many of the plantation cottage type details that Eliza liked, but was completely remodeled and featured the upgrades that Alex preferred. The home had deeded ocean access, just across the Kamehameha Highway, though the beach did not really compare to either Kailua Beach or Lanikai Beach. This home was listed at $1.75M.

Kailua Real Estate | Lanikai Sales 2013 and First Half 2014

The Lanikai Kailua real estate market activity in Lanikai picked up in 2013 and has continued in a strong way in 2014. After a relatively slow 2011 and 2012, this was good news to Lanikai residents who had a Lanikai beach house to sell.

Most Lanikai homes are selling in under 90 days, including thoses at the higher price points, like the beachfront homes in Lanikai. Overall the Oahu luxury market is strong and growing stronger. Reports say that Hawaii luxury home sales have increased 33% from 2013 to 2014 and these statistics show that.

Kailua Real Estate | Beachside Luxury Home on Kai Nani - Steps to Kailua Beach

The best thing today at Broker’s Open in Kailua: An enormous price reduction in the Kailua beach home for sale located at 27 Kai Nani Place in Kailua. Luxury Oahu real estate sales in 2012 proved to be a pretty good.  Of the most expensive homes on Oahu that sold in 2012, all of these Oahu luxury homes were in East Oahu. Four of the five most expensive Oahu homes sold were in Honolulu and one was in Kailua. All of the most expensive Oahu homes sold were either waterfront or beachfront. We’ll cover these in ascending order:

Most Expensive Home on Oahu Back on Market --- Kailua Beachfront Real Estate

The Most Expensive Home on Oahu is back on the market with a new listing agent (CB Pacific Properties) and a new list price of $24,950,000. This is a significant price reduction from $36,000,000, as it was first listed back in January of 2012. I was able to preview this property on Thursday, at Broker’s Open House, and was given permission to take photos of this amazing, unique Kailua beach estate. It is truly a one of a kind beachfront home in Hawaii.

There have been only 3 sales for Kailua Beachfront Homes at $3M or under since 1/1/2006.

350 Dune Circle sold for $2,880,000 in October 2010. (#2 on Map, Below) This Kailua Oahu Beach House was 4BR/3BA and 2,644 sq ft on a 13,153 sq ft lot. The home was a tad bit dated and the floor plan seemed a bit cramped for its size. Also, the home was situated right next to the public beach access, making it less quiet and less private than the Pueohala home. It did have a nice large front entry space and was on Dune Circle which is a great little Kailua subdivision with Hawaii luxury homes, in the Beachside neighborhood of Kailua, with wide streets and several other well-kept Oahu beach homes and some non-beachfront homes, as well.

21 Pilupu Place sold for $3,000,000 in September 2009. (#4 on Map, Below) This Kailua Oahu Beach House was 4 BR/ 4.5 BA and on a 3,008 sq ft. lot. This was a pretty funky, not so little home, with a lot of Lava Rock and a pretty much indoor/outdoor living room, in the camping out sort of way. Well, there is no really nice way to say it other than this Oahu beach house needed a complete renovation!

40 Kaapuni, #1 sold for $2,800,000 in January 2006. (#3 on Map, Below) I did not actually see this Oahu beach house when on the market, but This home was 4BR/4.5BA and 2,753 sq ft on a 10, 913 sq ft CPR lot. What does this Oahu beach house have going for it? Beach frontage, on a nice spot on Kailua Beach. For now, a relatively empty lot next door, so views from every room. (See above.) And, even if next lot is built on, toward the back side by beach, the main living space would retain all views. There is also protected and private pool area (below), not facing beach. What makes the Pueohala Kailua, Oahu Beach House a lower price than some others? … the lot size mainly, as most of the value in almost any Oahu beach house is in the lot. This lot is is 10,000 square feet. Still a healthy size, but smaller than many of the others. On the positive side, there is less space to maintain and pay taxes on. It is not brand-new remodeled (remodeled in 2007) or built (1970 build) but still looks great and has great beach frontage in Kailua.

This makes this Oahu Beach House in Beachside Kailua a “Best Buy” in my book!
