Kailua Real Estate | Huge Kalama Beach Club Lot with Solid Home

Kailua Real Estate on Oahu is in demand and most Kailua real estate is selling with multiple offers. According to the Honolulu Board of REALTORS, Kailua Real Estate sold in April 2016 went for 100.8% of asking price on average.

This 1941 Kailua home SOLD by Home Shoppe Hawaii Principal Broker, Yvonne Ahearn, was no exception. Listed at $1,150,000, it sold for $1,178,500, in a competitive multiple offer situation. Oahu Real Estate | Sold Homes in Kaimuki, Honolulu

The fourth quarter of 2014 was busy for Home Shoppe Hawaii and two of the homes we sold were in the Kaimuki neighborhood of Honolulu.

The first was a CPR home, built in 1939 and located at 1010A 8th Ave in Kaimuki, Honolulu. This was a gracious old plantation-style home with a daylight basement, with a total of 4 bedrooms and 2.5 bathrooms. This Honolulu home was in need of some upgrades, but was otherwise solid and presented a good opportunity for extra income, since the basement featured a separate entrance, as well as a wet bar. This home was listed by Yvonne Jaramillo Ahearn (B), and sold for $810,000 FS (with multiple offers) on 12/14/14.

The second Kaimuki home was located just down the street from the first at 1009 2nd Ave in Kaimuki, Honolulu. This was a cute old 1934 cottage with 2 bedrooms and 1 bath. This home also was in need of a rehab, but had very little structural damage for a home of its age. The Buyers of this home were represented by Yvonne Jaramillo Ahearn (B). This home was listed for $730,000 FS and sold for $680,000 FS on 11/21/14.

Oahu Real Estate | Sold Homes in Ewa Beach, Oahu

In the last quarter of the year, Home Shoppe Hawaii closed on three homes in Ewa Beach, Hawaii.

The most recent Ewa Beach home sale was a listing of Home Shoppe Hawaii in the Huelani subdivison in Ewa Beach. Huelani is a beautiful gated community with great amenities. This Ewa Beach home at 91-729 Launahele St #61 was 3BR/3BA with a large bonus room which could be converted to a 4th bedroom, if needed. This Ewa Beach home also featured high ceilings and a beautiful, large back yard with a gazebo. This Ewa Beach home sold for $613,000 FS on 12/5/14.

The second sale of the quarter was a new construction home in Ewa Beach, built by DR Horton in the Ewa Golf Villages Development. This home, located at 91-1752 Puhiko St in Ewa Beach is a 5BR/3BA home with Golf Course frontage, giving it the lot an incredible feeling of spaciousness, as well as enabling the Buyers to have a very nice view. Yvonne Jaramillo Ahearn (B) represented the buyers of this home, which sold for $690,767 FS on 11/26/14.

The last Ewa Beach home sold in 2014, was located at 91-982 Papapuhi Pl in Ewa Gentry Sun Terra. Home Shoppe Hawaii represented the Buyers of this home, also. This was a 5BR/3BA home, on a permimeter lot, and sold for $550,000 FS. This was a great value for such a large home and it closed 10/1/14.

Honolulu Real Estate | Kapahulu Home with Ocean Views SOLD: $706,500 FS

Home Shoppe Hawaii is pleased to have recently helped our Buyers purchase a Honolulu Home at 3518 McCorriston Street in the Kapahulu neighborhood of Diamond Head.  This was a private sale of an unlisted Honolulu property that Home Shoppe Hawaii arranged on behalf of our clients. Because this Kapahulu home was not listed, Home Shoppe Hawaii managed both sides of the transaction, though we represented only the Buyers on the transaction. Having no listing agent resulted in significant savings to my Buyers in their purchase.  It also enabled my Buyers to purchase this home without having outside competition. Due to the low inventory we are experiencing on Oahu, most single family properties in the Diamond Head area of Honolulu receive multiple offers.

This Kapahulu home, in the Diamond Head region of Honolulu, was built in the 1930s and had some of the traditional details of homes of this period. Unfortunately, there had been a lot of deferred maintenance and the home was in average to fair condition. The location is great, however, just a short walk to Monsarrat Ave and Kapiolani Park, as well as Waikiki Beach. The second story of this home featured ocean and Diamond Head views, which was exactly what my clients desired.

Kailua Real Estate | Keolu Hills Remodeled Home SOLD $805K FS

Keolu Hills is a great neighborhood in Kailua, near Enchanted Lake. Homes in the area range from plantation-style cottages to executive homes with sweeping views of the ocean and/or Enchanted Lake.

Home Shoppe Hawaii recently helped find and closed on a Keolu Hills Kailua home for some of our delightful VA buyers. This prime piece of Keolu Hills Kailua real estate was a 4/3 home, with 3/2 in the main part of the house and 1/1 as a mother-in-law suite, that could be used for guests or even as a rental. This charming Kailua home for sale was fully remodeled and move-in ready. The kitchen had stainless steel applicances and granite countertops. The entire home had new flooring and all bathrooms were new. All remodels and additions were permitted. The spacious master suite featured two sinks and a shower-tub combo.  The back yard had mature fruit trees and new grass with sprinklers and the home was freshing painted.

Great homes at this price point, particularly those than meet VA Loan requirements, can be hard to find in Kailua. My clients were able to secure this one by acting quickly when the Kailua home fell out of escrow with another buyer. Buying a home in Kailua often requires dilligence and unique buying and offering strategies, given the low inventory and high demand for Kailua real estate that we are currently experiencing.

Kailua Real Estate | Lanikai Beach Home Sold $1,650,000 FS

Right now, all great beach homes in Lanikai or elsewhere are in high demand. It used to be easier to find a home relatively near the beach for under $1.5M. Now it is rare to find anything within a block of the beach for under $1.8, unless it is on the other side (Mauka) of Kalaheo Avenue.
