Listing Oahu Real Estate with Home Shoppe Hawaii

It seems, so far, as though 2014 is going to be a great year for selling homes.  We’ve already had several calls from interested sellers to list Oahu real estate with Home Shoppe Hawaii.

If you decide to contact Home Shoppe Hawaii regarding listing your Oahu home, our first meeting will typically consist of a Pre-Listing Consultation.

At the Prelisting Consultation, we will go over the Listing Process, the Pre-listing Due Diligence that may be done by you, as the seller, and “Prepping,” basically, what you need to take care of to get your property in the best condition possible for sale.  The types of things we will go over will vary based upon whether your property is a single-family home, condominium, or vacant land.

THE LISTING PROCESS ON OAHU

Listing Oahu real estate typically begins with allowing our listing agent(s) to view the property and make price recomendations, based on comparable properties already sold (“Comps”) and current market competition. Then, you, as the owner, decide the sale price for your property and  we sign an Exclusive Listing Agreement for the property.  After the Listing Agreement is signed, the property will be added the the HICentral Mulitple Listing Service and marketed for sale.

PRE-LISTING PROPERTY DUE DILIGENCE

While a Buyer of a property will conduct inspections and perform due diligence on a property during the sale transaction, it is also important that a seller do their own due diligence on their property, preferably, prior to putting the home into MLS.  Having done this work in advance will make the transaction run much more smoothly and will alert your Home Shoppe Hawaii agent to potential problems, so that they may be addressed prior to putting the home on the market and potentially causing the loss of a willing Buyer, or unnecessary price reductions. 

A Seller’s due diligence to list Oahu real estate will involve some or all of the following:

  1. Visually inspecting the property and noting any deficiencies
  2. Filling out the Real Property Disclosures to the best of your ability
  3. Gathering your past 3 months’ utility bills, or requesting these from tenants
  4. Gathering the latest mortgage and line of credit statements for the property
  5. Notifying your REALTOR of any known potential title or lien issues
  6. Notifying your REALTOR of any potential of your property becoming a distressed property
  7. Notifying your REALTOR of any known possible boundary or encroachment issues
  8. Notifying your REALTOR of any known open permits or work done to the property without permits
  9. Having your REALTOR order a survey and/or shoreline certification, if necessary
  10. Having your REALTOR order a flood zone certificate, if necessary
  11. Having your REALTOR order a permit package, if necessary
  12. Having your REALTOR order a preliminary title report
  13. Having your REALTOR order condominium or AOAO documents, if necessary
  14. Having your REALTOR order a prelisting home inspection
  15. Having and termite inspection and/or termite tenting done
