Staging Oahu Real Estate - Outdoor Space & Lanais Matter Too!
Most people understand the importance of staging Oahu real estate and homes for sale in other areas such as Honolulu and Kailua. Most statistics on real estate staging, claim that homes that are staged can fetch a higher price and sell with less time on the market. In my experience, this is true.
According the a 2013 study by the Real Estate Staging Association of America, staged homes in the over $1M price range spent 77% less time on the market. Staged homes in the $500-999,999 range spent 89% less time on the market. In breaking down their studies by state, in most places, staged homes sold about 7 times faster than unstaged homes, but in California staged homes sold 5 times faster. There were no statistics on Hawaii real estate.
On Oahu, including both Honolulu and Kailua, real estate is currently selling at record prices and with a relatively short time on the market. This does not mean that staging is not important for Oahu real estate. You always want to put your best forward when selling an Oahu home, even in a seller’s market as it still certainly impacts the price a property for which a home may sell. Not all Honolulu and Kailua realtors stage homes, but I am an Oahu realtor who stages homes. I assists my clients with staging by providing references to professional Oahu real esate stagers and providing light staging of Oahu homes for sale, as necessary, at no additional charge.

The difference in a staged room can be dramatic, as you can see here. But what about outside space? In Hawaii, real estate is often judged by how much great outdoor living space a home has. Does the Hawaii home have a lanai? Is the lanai covered? Is there a pool? Yard space? How can I see myself and my family living here and enjoying Oahu outdoor living?
That’s why staging an outdoor space is very important too, with respect to Oahu real estate. Adding lanai furniture, plants and other decorative accents can make the difference between a boring and confining patio and a Hawaii home with an amazing outdoor space. Here’s an example:

In this case, we cleaned up the slate patio, removed the upper part of the fence which closed in the space and covered lovely greenery. We removed the storage shed to give the patio more room and added patio furniture, shells, and decor. We even had a plant stager come in to bring plants to liven up and beautify the space.
