Kawailoa is the beachfront Kailua neighborhood in and bordering Kailua Beach Park, ending Northwest at Kailua Road. Properties consist mostly of single-family homes, as well as a few condos and rentals. There are a few older homes, but date of construction varies quite a bit.
The streets in this Kailua beach neighborhood include Kaneapu Place, Makalii Place, Kawailoa Road, the 300 block of South Kalaheo Drive, Popoia and Alala Road. Kawailoa is a relatively small Kailua neighborhood and properties rarely come on the market in this area, unless they are newly constructed/renovated. For example, in 2004, 521 Kawailoa (an almost 1/2 acre lot with a tear down) was sold for $2.3M. A new gated subdivision was built in 2005, with each of the high-end units going for between $1.5-$2M, many sold before constructed. Some of the latest sales in this area, however, have been tear downs.
New construction homes on larger single family lots with Beach Park frontage might sell for $2.5-$3M. Other, older single family homes might sell in the $1.2-1.5M range. An older 1200 sq ft condo would sell for around $700-$800K
