Oahu Real Estate | Lanikai Beach Homes for Sale

Aloha ~ I realized that I haven’t written lately about what is going on in my own backyard.

Lanikai!

There are a lot of gorgeous Lanikai homes for sale right now, at various price ranges. There are grand Lanikai beach homes that could be called even mansions. There are also Lanikai Beach homes that are more like beach cottages. One of the great things about Lanikai homes for sale is that there is a lot of variety.

Lanikai recently had the most expensive sale on the island of Oahu.  This was not a Lanikai Beach home, but rather, was a hillside Lanikai home with the MOST extraordiary views. The home did have its own beach, but that was down a large hill. Lanikai real estate is still in high demand, as it is one of the most beautiful locations in all of Oahu. Kailua Real Estate | Huge Kalama Beach Club Lot with Solid Home

Kailua Real Estate on Oahu is in demand and most Kailua real estate is selling with multiple offers. According to the Honolulu Board of REALTORS, Kailua Real Estate sold in April 2016 went for 100.8% of asking price on average.

This 1941 Kailua home SOLD by Home Shoppe Hawaii Principal Broker, Yvonne Ahearn, was no exception. Listed at $1,150,000, it sold for $1,178,500, in a competitive multiple offer situation. Even though Home Shoppe Hawaii clients paid over asking, they got a great deal since this Kailua home appraised at more than $80K higher. We LOVE when our clients walk into extra equity! And with our clients, it happens often - even in this Sellers’ market!

Kailua Real Estate | Keolu Hills Remodeled Home SOLD $805K FS

Keolu Hills is a great neighborhood in Kailua, near Enchanted Lake. Homes in the area range from plantation-style cottages to executive homes with sweeping views of the ocean and/or Enchanted Lake.

Home Shoppe Hawaii recently helped find and closed on a Keolu Hills Kailua home for some of our delightful VA buyers. This prime piece of Keolu Hills Kailua real estate was a 4/3 home, with 3/2 in the main part of the house and 1/1 as a mother-in-law suite, that could be used for guests or even as a rental. This charming Kailua home for sale was fully remodeled and move-in ready. The kitchen had stainless steel applicances and granite countertops. The entire home had new flooring and all bathrooms were new. All remodels and additions were permitted. The spacious master suite featured two sinks and a shower-tub combo.  The back yard had mature fruit trees and new grass with sprinklers and the home was freshing painted.

Great homes at this price point, particularly those than meet VA Loan requirements, can be hard to find in Kailua. My clients were able to secure this one by acting quickly when the Kailua home fell out of escrow with another buyer. Buying a home in Kailua often requires dilligence and unique buying and offering strategies, given the low inventory and high demand for Kailua real estate that we are currently experiencing.

Kailua Real Estate | Historic Kailua Properties on Hawaii Historical Register

Anyone who knows me, knows how much I love old, historic homes. I thought I would list for you the historic Kailua real estate and other Windward historic homes that are dedicated to public interest and preservation. Except, as noted, these Kailua homes are on the State Register of Historic Places and are allowed a drastically reduced property tax, provided that the homes (exterior) are open to public viewing.  If the homes are not easily seen from the public right of way, they are subject to Alternate Visual Visitation (AVV) on the second Saturday of every month, where the owners must afford the public an opportunity for viewing the homes (i.e., open the gates, allow a drive up the private road, etc.)
