Kailua Real Estate | Olomana Neighborhood - 2012 Sold Homes

Olomana is a Kailua neighborhood before the entrance to Kailua Town, a little further out, so Kailua real estate here is a bit more affordable, with an average sale price of $699,642 for 2012. Olomana home sales were a little slower than some other affordable areas, with an average of 90 days, but the sellers still were able to command a pretty good price, as average sale to list price was 100%.

Honolulu Real Estate | Kaimuki Historic Homes

I was recently interviewed for a This Old House article on historic Oahu homes. They are doing a 2013 feature on best Historic Home Neighborhoods nationwide and this year, for Oahu, they are featuring the Kaimuki neighborhood.  For the article, I went out and took some photos (see below) of some great looking old Kaimuki homes and landmarks. Some are on the Hawaii and National Historic Register and others were just cute.  Overall, this is a good sampling of homes you might see in Kaimuki, though these are some of the ones in nicer condition.

Kailua Real Estate | Lanikai Neighborhood - 2012 Sold Homes

Lanikai Kailua is a beautiful are with beachside and beachfront homes in Kailua. Lanikai also has many hillside homes with ocean views. Lanikai home sales, in 2012, held strong with a total of 19 transactions, proving Lanikai, though one of the pricier areas of Kailua, is still a popular neighborhood in which to buy.

The average home sale price in Lanikai, Kailua is $1,929,271 and, with these higher priced properties, the average days on market is a little higher too, sitting at 106 (DOM). The Lanikai, Kailua neighborhood had a list to price percentage average of 95%.

Kailua Real Estate | Kailua Town Neighborhood - 2012 Sold Condominiums

There were many condominiums sold in 2012, Kailua is a great location for a relaxing and convenient Condo Lifestyle.   All Kailua Town Condominium complexes, except Meridian East, (i.e., Poinciana Manor, Gardenia Manor, Windward Passage, Windard Harbour, Windward Cove, Koolau Vista, and Hokulani in Kailua) are in the area called Kailua Gardens.  All are in downtown Kailua, within walking distance to famous Kailua Beach, all your shopping needs, service businesses, doctors, and restaurants too.

Kailua Real Estate sales in 2012 for the Kailua Town neighborhood had a total of 71 transactions, an average sales price of $402,732 with an average 49 days on market (DOM) and a list to sales price percentage of 99%. Kailua Condominiums sold quickly and Sellers received a price pretty close to what they had listed.

Kailua Real Estate | Maunawili Neigborhood - 2012 Sold Homes

The Maunawili neighborhood of Kailua is located just off the Pali Highway, past Olomana neighborhood, if you are driving from Kailua Town. It is a very lush and green Kailua neighborhood with beautiful mountain views. In 2012, homes here sold for an average sales price of $847,500 with an average of 37 Days On Market (DOM) and a list to sales price percentage of 98%.

For The Stylish Wahine: Luxury Stand-Up Paddle Boards

These are so beautiful I just had to post!  For the Hawaii gal who has everything, there are these unique designer stand-up paddle (SUP) boards. These boards are what every fashionable lady needs to enjoy the popular recreational and fitness activity of stand-up paddling on Oahu, or they would even look good on a wall. 

These limited edition stand-up paddle boards manufactured exclusively by  Anthropologie, for “Connoisseurs of Unique Beauty”  can be found online only, and the beautiful floral, snakeskin, paisley and other patterns are designed by Saffron James. These are 10 foot boards (31” wide), made in the USA, and they include fins and a paddle.  There are two more patterns other than those shown.

Is Moving to Hawaii on Your Bucket List?

Making the decision to move to Hawaii was one of the best decisions my husband and I ever made.  I had previously lived on Maui and now we live on Oahu.  We’ve been here in Hawaii almost 9 years now, not including Maui time.  My own past took me to San Francisco, Portland, San Diego, and Phoenix. My husband is from Boston and he has traveled the world with the Marines Corp.  Both of us have lived in and seen some pretty great cities and towns, around the world, but Oahu, Hawaii still ranks as our favorite place to live.

Kailua Real Estate | Government/Agricultural Neighborhoods - 2012 Sold Homes

There are a few areas in Kailua which are government or agriculturally zoned. The neighborhood of Norfolk is the largest area of agriculturally-zoned properties in Kailua. The parcels here are large, over an acre, with usually, very upscale homes. Some people farm or keep horses.  Property in Norfolk is rarely listed on the market and in 2012 there were just two properties sold. The one which was listed in the MLS sat for just 8 days on the market and the other property was sold before even listing on the MLS. The average sale price in this neighborhood for 2012 was $1,845,000.

The Kaimalino area saw a very healthy market in 2012. Most properties sold quickly with an average days on market of 33.

Kailua Real Estate | Kukilakila Condominiums - 2012 Sold Homes

Kukilakila is one of 3 townhome-style developments in Kailua. It is actually a PUD or Planned Unit Development, rather than a condominium.

A PUD is a type of property ownership where individuals actually own the building or unit they live in, including their designated portion of land underneath the building they own, but common areas are owned jointly with the other members of the development or association.

In 2012, ten units sold in this complex. Kailua’s Kukanono neighborhood is a small area between the Pali Highway and the Kawainui Mash conservation area. Homes do not come on the market often in Kukanono and in 2012 only 2 properties were listed. The two Kukanono homes sold did, however, sell for over asking price by at least $20,000! The Koolaupoku Neighborhood of Kailua had steady sales in 2012. An average of 44 Days On Market (DOM) shows that property in Koolaupoku is in high demand with an average sale price of $805,893. Koolaupoku is a primarily upscale neighborhood bordering the Kawainui canal and heading toward the Kawainui Marsh. Some of the properties in this neighborhood are on larger sized lots and/or are canalfront, some have been CPR-ed and are on small lots. The Vintage Cave Honolulu | Private Society Elevating Art, Culture & Pleasur

Is it an art gallery? Is it a restaurant? Or is it a pricey club? Actually, a combination of all three and yet something more, as well. The Vintage Cave Honolulu (VCH) at the bottom of Shirokiya Department Store at Ala Moana Center is in an unlikely (though convenient) location, but it is definitely NOT the real estate in which is resides that defines this unique experience. 

The Vintage Cave identifies itself as a “private society” in concept and evokes images of ancient European caves in Lascaux and Altamira, where people once recorded their history in the form of art for thousands of years. The caves are symbolic not only as places to create art and record history, but as themselves, being art. For it is in caves where gemstones and rare crystals are created, natural works of art on their own. And the best wines, of course are also stored and aged in caves. Tying it all together is homage to Hawaii’s great affinity to its own caves formed in the birth of the island as lava tubes, decorated with meaningful petroglyphs, symbolic of our island culture and custom.
